Collin County has more than 200 active subdivisions, but most residential growth is concentrated in Celina, Prosper, McKinney, Frisco, Melissa, Anna, Princeton, Lavon, and Farmersville. The communities below represent the major existing master-planned developments and the newest communities currently selling or under development.


New Subdivisions and Master-Planned Communities in Collin County

Ramble (Celina)

Developer: Hillwood Communities

Size: Approximately 1,380 acres

Planned Homes: More than 4,000

Ramble is one of the largest new residential developments in North Texas. Located north of downtown Celina, the project emphasizes parks, trails, lakes, and open space while accommodating thousands of new homes and future commercial development. The first phase is scheduled to open in 2026.


Serenade Texas (Celina)

Developer: Huffines Communities

Size: Approximately 468 acres

Builders:

  • UnionMain Homes

Serenade is a new master-planned community under construction near Preston Road. Unlike many developments that build out over a decade, Huffines plans to deliver amenities, infrastructure, and residential sections within a much shorter timeframe. The first homes are expected in 2027.


Legacy Hills (Celina)

Developer: Centurion American

Size: Approximately 3,200 acres

Legacy Hills is among the largest developments in Collin County. Plans include residential neighborhoods, retail centers, parks, trails, a championship golf course, sports facilities, and major commercial development along the Dallas North Tollway extension.


Mosaic (Celina)

Developer: Tellus Group

Planned Homes: Approximately 1,700

Builders:

Mosaic continues expanding as one of Celina's fastest-growing communities. The development centers on extensive trail systems, lakes, neighborhood parks, and its recently completed "The River" amenity complex.


Painted Tree (McKinney)
